Charm & Character

A former residence of the Barwara royal family in Jaipur, this early 20th-century colonial mansion is run by its direct descendants.

Barwara Kothi occupies an early 20th-century colonial building, a former residence of the Barwara royal family, in the Civil Lines residential neighbourhood of Jaipur. The architecture, inspired by the style of Lutyens Delhi, retains the high ceilings, verandas and symmetries characteristic of the Raj era. The house remains inhabited and managed by the direct descendants of the founder, making it a historic residence transformed into accommodation rather than a hotel in the conventional sense.

Why stay here

Barwara Kothi stands out for its direct lineage to a Rajasthani princely line. The founder, Raja Man Singh of Barwara, was a Second World War veteran, polo player and cousin of the Maharaja of Jaipur. The Barwara estate was among Jaipur's five great noble houses, and remnants of the 16th-century family fort still stand near Ranthambore.

This family continuity is felt in the welcome: Deepali Singh, a descendant of the family, personally receives travellers and tailors stays according to interests. Advice covers visits, restaurants and regional itineraries, with on-the-ground knowledge rarely found in larger institutional structures.

Atmosphere and décor

The interior brings together traditional furniture, antique paintings, family photographs and period objects. The atmosphere is hushed, almost domestic, and feels more like a family home than a reconstructed heritage hotel. The common lounges offer books, newspapers and games. The large tree-lined garden, beautifully maintained, extends the reception rooms: tea is taken here, reading happens here, dining takes place outdoors in fine weather.

The house has neither a swimming pool nor a spa. This choice reflects a residential logic rather than a resort approach.

Rooms and apartments

Accommodation ranges from super deluxe rooms (double or twin beds) to apartments with hotel services, the latter featuring a lounge, a sofa bed and a equipped kitchenette (refrigerator, microwave, minibar) — ideal for extended stays.

All rooms are air-conditioned and equipped with a desk area, safe, flat-screen television with cable channels, telephone and kettle. Wi-Fi covers the entire house. Some rooms have a balcony or private terrace overlooking the garden. Private bathrooms feature a shower, sometimes a bathtub, toiletries and hairdryer on request.

Dining and services

Breakfast, included, is served as a continental or vegetarian buffet, with Indian options (poha, parathas), eggs on demand, fresh fruit, home-made bread and filter coffee made with a plunger pot. It can be taken in the garden.

Lunch and dinner are prepared on-site by an experienced chef, with a menu à la carte focusing on traditional Rajasthani home cooking and vegetarian or tailored options on request. Meals are taken in the dining room or on the terrace.

The 24-hour front desk has English-speaking and Hindi-speaking staff. On request: excursions, transfers, currency exchange, laundry. Free parking is available. Pets are not permitted.

Location

Civil Lines is a quiet, verdant neighbourhood, away from the bustle of the historic centre. Jaipur railway station is around two kilometres away, and the international airport about twenty minutes' drive depending on traffic. Main sites — City Palace, Jantar Mantar, Hawa Mahal, Birla Mandir — are accessible within minutes by taxi.

When to visit

The period from October to March is the most comfortable in Jaipur, with sunny days and cool nights. The terrace and garden are particularly suited to this season. April to June brings intense heat, and the monsoon sets in from July to September.
